FAQs

  • How Much Does a House Rewire Cost?

From £2500 – but it does depend on how many bedrooms your house has and what is required, so this is by no means an accurate quote but should give you a rough idea of what to expect as an absolute minimum.

  • How Often Does a House Need to Be Rewired?

The recommended length of time is usually 25 years.

  • What is the worst thing you have been called out for?

Over the years although it does not happen often I have been to a number of fires. Thankfully no one was hurt but the damage has sometimes destroyed family belonging that could not be replaced See pics

  • Will You Need Access to the Loft?

Yes, to do a full job.

  • How Long Does It Take and What's Involved?

It depends on how big your house is, but on average, it can take about 3-5 days. Sometimes we will need to carefully chisel a channel into the wall; we don’t plaster this up again.

  • How long does a EICR take?

It depends on the size of the installation but a typical house with three bedrooms should take around 2-4 hrs depending on access to accessories and consumer unit.

    • What's involved in a EICR

When we carry out a EICR we require access to the fuse board and all the accessories, sockets lights and switches. We also need access to the gas meter and water stop tap.

    • Where can I check the codes on a EICR

When we complete an EICR we have some guidance from the govening bodies in the form of the BEST PRACTRICE GUIDE 4 issue 5 which can be download by clicking this link

    • Do rental properties need smoke alarms?

YES - Since Oct 2015 yopu have required the following

      • at least one smoke alarm installed on every storey of their rental property which is used as living accommodation, and
      • a carbon monoxide alarm in any room used as living accommodation where solid fuel is used - after that, the landlord must make sure the alarms are in working order at the start of each new tenancy.

The regulations do not stipulate the type of alarms (such as hard wired or battery powered) to be installed. Landlords should make an informed decision and choose the best alarms for their properties and tenants.

    • Does a rental property require a CO 2 detector

YES - Carbon monoxide alarms must be installed in rooms containing an appliance that burns solid fuel. This means appliances that are powered using a type of solid fuel, such as coal, wood, etc. In the department’s view, a non-functioning purely decorative fireplace would not constitute a solid fuel burning combustion appliance.

BUT - there are new rules being talked about whioch will require a detector to be placed in a room conatining a gas boiler also and any room that a flue passess though. There will be no grace period on thsi either
